The Woodlands Roof Repairs

     I may be the only person on the planet that enjoys a good
challenging roof leak.  I can usually find them, but sometimes it takes a while.  I was in The Woodlands looking for a leak around a skylight.  The client had some good information, that helped me eliminate certain culprits that I would normally look for.  The leak was coming at the top of the chase.  I asked if they were seeing water coming off the frame of the light.  Nope, no water there.  The previous repair guy had charged a rather large fee and didn't fix the issue.  She said they had come back, but it was still leaking.  They blamed the skylight was bad.  My theory was if the light was bad, water wouldn't be coming from the top.  It had to be a flashing issue or something up above.  I was right.
   
     I pulled 3 rows of shingles off, just above the skylight pan.  When I pulled the 3rd row off, there it was.  A nail was installed, too close to the butt joint.  Over the 7yrs since the roof was installed, the nail had rusted out, until it was completely gone.  Water trails are easy to find on the old15 organic felt papers.  This was a simple fix.  It was in the front of the house, so appearance is always a concern.  I tried to save the shingles, but they were glued to each other.  I installed new shingles and when I finished, you would have to really be looking to tell it was repaired.

 This photo to the left was one I looked at off Gosling.  The roofer that came out, didn't care about appearance or anything a professional roofer would have done.  After all this mess, it still leaked.  Now they have a horrible patch job, on a new roof.  The worst part, it wasn't the flashing leaking.  The chimney cap was cracked and in need of some serious help.  Don't let someone do this kind of work on your home.

     I use more synthetic underlayments, instead of the old organic felts.  #15 and #30.  They still make them, but for safety, I like the synthetics, much better.  There is a difference in synthetics.  Some are ASTM /rated 15.  I prefer the ASTM 30.  It doesn't rip when you walk on anything more than a  7/12.
When it comes to leaks, I guess the synthetics may make it a little more difficult to find leaks, since they don't decay like the old felts.   I haven't ran across that issue yet, but I'm sure it's coming.

Finding a roofing contractor

"I wish I had talked to you first"   I've heard it dozens of times.  I know I've said it, several times in my purchase history.  Most of the time decisions are made, because of zero time to do research.  It happens. I'll equate it to my personal homes, kitchen remodel.  I decided to go with the local countertop company.  Big location.  Nice website.  When It came to mine though, they messed up.  16 weeks to get it fixed.  Even as cautious as I am, I felt betrayed. If you're like me, you love to pay your bills.  Nothing feels better than having the funds to pay for services rendered.  Now how do you go about not getting taken?  Well, lets see what my 30yrs as a business owner can tell you.
Don't fall for the high pressure, "The shingle manufactures have announced a shortage"  When they say this, just tell them thanks and shut the door.  "If you don't sign today, you could be waiting several months"  Go ahead and skip this guy.  The only one waiting for several months will be him thinking you'll call back.  A good salesman is there to give you what you asked for.  If you want an estimate, they'll give you an estimate.  If the salesman sees something that could be a potential problem, he'll list it on the estimate.  20yrs ago, we would fill out an estimate, right there, on the spot.
It doesn't happen all the time, because homes have gotten more complicated.  The guy that quotes you a price by the square foot and never measures your house, just use that quote to absorb the drippings from your next crawfish boil.  The never ending calls from roofers, telling you they will beat the other guys price.  They don't know the other guys price.  They didn't give you their best price up front.  It's lunacy.  The very best is the guy that shows up and doesn't have a ladder.  Don't bother with this guy.  Who knows what he's thinking.  You have to use your best judgement.  Don't trust everything you see or hear from all the internet business sites.  There's a roofer in my area, that has a great rating with the BBB, but yet every year I get callers complaining about his shotty roofing practices. I guess it does come down to money.  Anyway, word of mouth is probably one of the best options you have.  I get half our jobs from referral.  Nothing wrong with doing good work.  Remember your other option.  Dig in the garage and find that old phone book.  Lots of good, reliable, well established companies still use the old yellow pages.  Some things never go out of style.  I laughed at the Pinto, the AMC Pacer.  Now, people pay big bucks for them.

We all like to know the cost of something, before we purchase.  I get alot of calls, wanting to know the cost of repair over the phone.  There are so many variables in the roofing business that apply to every repair.  Slope, location, difficulty, availability of product, etc.  I say all this to get to this point.
With all the repair calls, most people, have no idea what to expect.  Here is an idea of a few repairs and what our charge was.  This might give you an idea of what to expect.
